About Litchfield Plantation
Situated in Pawleys Island on land originally granted to Thomas Hepworth in the early 1700s by England’s King George III, Litchfield Plantation is among South Carolina’s oldest standing estates. The beautiful and iconic Plantation House was built in 1740 by second owner Peter Simon, who gave the mansion and the surrounding grounds the name Litchfield Plantation in his will. In 1796, the Simon family sold the property to the Tuckers of Georgetown, South Carolina, who maintained its ownership for multiple generations. John Tucker, the eldest son of politician Daniel Tucker who had come from Bermuda and bought the estate, eventually inherited the property and refined its methods for growing rice. By 1850, Litchfield Plantation was producing approximately one million pounds of rice every year. Upon the death of John Tucker, ownership passed to son, Dr. Henry Massingberd Tucker. Dr. Tucker served as a volunteer during the American Civil War with the Confederate Army for four years, then returned to Litchfield Planation where he continued to practice medicine until his passing in 1897. Litchfield Plantation then changed hands repeatedly, finally coming to rest more than one hundred years later with the Litchfield Plantation Association, Inc.. Now part of a developing master-planned community, the historic Plantation House underwent a monumental renovation project in 2025, reopening to area residents and the public in the summer of 2026. Today, the Plantation House, as well as the nearby Pool House and the oceanfront Beach House - also owned by the Litchfield Plantation Association, Inc. – serve as gathering spots for the neighborhood and as facilities for special events.
